Located next to Holborn’s historic Bleeding Heart Yard, the Greville Street Project at 20-23 Greville Street beautifully blends its rich history with modern-day designs and features. Led by Groupwork + Amin Taha Architects and brought to life by RED Construction, this venture by Seaforth Land has breathed new life into an existing office building, turning it into an architectural gem that also prioritises sustainable practices.
Our contributions to this standout project included:
Highlight features of the project included the historic-inspired mesh façade and the innovative use of Cross Laminated Timber (CLT). This latter feature allowed for the creation of two additional floors, maximising usable space. An existing lightwell was also cleverly transformed into cycle facilities, showcasing the project's emphasis on sustainability and user-friendly design.
Historical Relevance & Modern Applications
Paying homage to its setting in the renowned Hatton Garden Conservation Area, a district celebrated for its fine jewellery craftsmanship, the renovated building dedicates a special 1,486 sq ft workspace for this artisan craft. The commercial potential of the location is harnessed in the basement, ground, and first floor, each of which fronts both Greville Street and Bleeding Heart Yard, with plans for retail and restaurant ventures.
Sustainability and Innovation
Most of the original structure was retained in this transformation, making it an exemplary project in sustainable redevelopment. The introduction of cutting-edge CLT technology reflects the project's commitment to environmental responsibility and innovative design.
Encompassing a total of 35,566 sq ft, meticulous planning ensured optimal utilisation of every part of the space.
